The number of mortgage foreclosures, or garnishment of property for sale after the non-payment of a credit, in regular homes rose 9.3% in the first quarter of the year, reaching 1.668, the first increase after 20 quarters to the poor, according to the INE.

The data of the National Statistics Institute (INE) reveal that in the first three months of the year repossessed 5.534 housing, 26.7% less than a year before, of which 1.668 are common on the property (9.3% more than in the same quarter of 2019), and 534 are not the usual residence of the owners (1.1% less). The 5.534 homes foreclosed in the second quarter, 54.6% corresponds to mortgages closed between 2005 and 2008.

In total, between January and march, the number of enrollment certifications for foreclosures initiated in the records of the property was 10.558, 18% less than the previous quarter and 29.8% below the same period of 2019. Depending on the nature of the property, the liens on housing accounted for 52.4 per cent of the total.

15.8 per cent are regular homes of individuals ; a 31.5% correspond to dwellings of legal persons (39.3% less than in the same period of the previous year), and 5.1% to other dwellings of natural persons (a 1.1% less in annual rate).

The foreclosures of other urban (premises, garages, offices, storage rooms, warehouses, buildings intended for dwellings, other buildings and urban uses) account for 37.6% of the total.

If you take into account the state of the housing, 17.8% of the foreclosures in the first quarter are on for new housing, which was reduced 41.4%, and 82.2% on used, which fell by 22.4%.

According to the year of registration of the mortgage, 22.4% of the foreclosures begun on dwellings in the first quarter correspond to mortgages constituted in the year 2007, 13.0% to mortgages constituted in 2008 and 11.9% of mortgages in 2006. The Foral Community of Navarre (53), Basque Country (55) and the Principality of Asturias (97) recorded the lowest number. In the case of housing, the Valencian Community (1.384), Catalonia (1.173) and Andalusia (947) present the highest number of executions; and Navarra (19), Basque Country (28) and Extremadura (40), minors.
