From September 1, 2022, sellers of real estate classified F or G in the energy performance diagnosis (DPE) will be required to provide an energy audit to buyers, indicates the Service-Public.fr site. The idea of ​​this measure is to gradually transform thermal colanders into low-consumption housings.

Concretely, this document will make it possible to draw up the list of works to be carried out in order to improve the energy performance of the property but also to give “a refined vision of the budget allocated to the renovation works”, explained to the Journal du Pays Yonnais Emmanuel Rogeon , manager of Apt’immo. In total, this obligation will concern approximately 20% of the French housing stock.

“We are moving towards better information on the house. We will be able to trace the work carried out on the building. It is a good thing for the buyer”, underlined Antoine Vercelletto, president of the FNAIM Vendée. The audit will then apply to homes classified E from 1 January 2025, then to homes classified D from 1 January 2034.

However, the work that will be listed in the audit will not be mandatory to conclude the sale. Two scenarios will be proposed in this document with work to be carried out in several stages or in one to bring F or G housing into class C. The audit must be given to potential buyers from the first visit to the property but also by the following be attached to the promise of sale.

This work must be carried out by a qualified professional “who has no connection likely to affect his impartiality and his independence vis-à-vis the owner or the agent who calls on him”, specifies the Service- Public.fr.
