X-ray of the rent in Spain: find out how much is paid on average in your street

The streets more expensive to Spain to rent an apartment is located in Barcelona, in the exclusive Neighborhood of Pedralbes, with an average price of 3.285€ per month. So it is clear from the data provided by the State System of Indices of Rental Housing published by the Ministry of Transport, Mobility and Urban Agenda, which allows us to know what was the average price of a property in rent in 2018.

The data are provided even at the level of census section, a division represented on the map top which offers more detailed information than that of a municipality or a district. Moving the mouse over the area you wish to know you’ll get information of the average price of rental of an apartment or a house, how many were offered in the area, as well as the average price per square metre and the average surface area. The report provides details of all the Autonomous Communities, except for Navarre and the Basque Country.

According to these data, the four census tracts more expensive in Spain are in Barcelona. So, behind of the monastery of Pedralbes is the one corresponding to the triangle of streets that is generated enters the Street of the Queen, Johann Sebastian Bach and that of Ganduxer, with the Plaza San Gregori as a vertex. The average price of the area is 2.950, – €/month. The apple next to it, which is generated between the streets of Tres Torres, Santa Fe de Nou Mèxic, Gandurex and Dr. Fleming, would be the third most expensive with an average price of 2673 €/month.

In fourth place, with 2.615 € average rent per month, another section located in the City of Barcelona, this time, a little further north, the block that surrounds the Cemetery of Sarrià.

For the fifth position we leave Catalonia and move to the municipality of madrid, Alcobendas, the Neighbourhood of la Moraleja, madrid, between the streets of the Rose, the Dahlia, and the Avenue in Brussels, where the average price of rent in the area is 2600 €.

The municipalities most exclusive

If you take into account the total of the large municipalities, Pozuelo de Alarcón (Madrid), with an average price of rent of 1200 euros is the most expensive of Spain. Behind him stood two other locations in madrid: Boadilla del Monte and Majadahonda, both with an average amount of 1,100 euros. In fourth position we return to Barcelona, San Cugat del Vallés, with 980 euros. The fifth in the ranking is another municipality of madrid, The Gardens, with 950 euros.

To break the binomial Madrid-Barcelona, you need to leave up to the position 21 in the ranking, where nine municipalities have an average monthly rent of 700 €: San Roque (Cádiz, Marbella (Málaga); Calvià and Marratxí, Balearic islands; Bareberà del Vallès, Sant Feliù de Llobregat and Viladecans, in Barcelona; Coslada (Madrid) and Ceuta.

The m2 more expensive

If we take into account the price of the square meter in 2018, as shown in the following graph, Madrid with 13,2€ was the one that had a higher mean; behind, Pozuelo de Alarcón (12,7€), Las Rozas de Madrid (12,5€), Sant Josep de sa Talaia (Balearic islands, 12,5€) and Majadahonda (12.3 million€).

Where you rent the flats in a larger size?

The report also provides information of the average size of the homes to be leased in 2018. In this way, you can know which areas are those that offer floors largest and which smallest of spaces.

as shown in the following graph, with a surface area of 115 m2 on average, Boadilla del Monte (Madrid), and Caravaca de la Cruz (Murcia) are the municipalities that are leading the ranking. At the opposite extreme, with less than half the space, 56 m2, L’hospitalet de Llobregat.
