Greater Montreal | Home sales rose 4% in August

Sales of residential properties in Greater Montreal increased in August by 4% compared to the same month last year, the Professional Association of Real Estate Brokers of Quebec (APCIQ) indicated Thursday.

A total of 2,753 properties changed hands in the region last month, up from 2,652 a year earlier, the association said.

This increase occurred while prices remained near their 2022 peak, largely recovering the ground lost during the second half of last year, continued the APCIQ.

The median price of a single-family home was $561,000 in August, up 7% from last year, while the median price of a condo was $393,000, up 2%. The median price of a plex — a building with two to five units — was $720,000, up 3% from last year.

Active registrations stood at 15,159, up 14% from 13,293 registrations in August 2022.

New listings for the month fell 4% to 4,864 from 5,089 for the same month last year.
